Questions & Answers

What exactly do you do?
We’re a full-service energy code compliance partner for Massachusetts multifamily and mixed-use projects (4+ units). We work with architects, developers, and GCs to deliver modeling and calcs, assemblies and equipment support, HERS and Passive House design & certifications, required inspections and testing, code paperwork, and done-for-you incentive administration end-to-end.
Which projects do you take on?
Multifamily and Mixed-Use projects with 4+ units (including townhomes/duplexes if 4+ are built together, and BTR/single-family communities built in batches of 4+). We don’t serve one-off custom homes or projects under 4 units. We can also support commercial scopes on request.
When should we bring you in?
Best is early design, but we can start as late as 7 days before construction. If construction has already started, we can still help, just note Mass Save incentives are typically lost once the application deadline passes. We handle those applications for you when engaged early.
Are incentives included?
Yes. State, local, and federal incentive support is included with every package at no extra charge, most often Mass Save rebates and the DOER Alternative Energy Credits (heat pumps). We manage the process end-to-end so you don't get charged a huge fee for incentives you already qualify for.
Can you start with a feasibility study study first?
Absolutely. If you’d like, we’ll begin with a custom feasibility study to show the lowest cost path to meeting energy code. Or, if you’re ready, we can jump straight into a full package.
What services are included in full service?
Energy modeling (ASHRAE 90.1, ERI, HERS, WUFI, Passive House), assemblies, equipment selections, efficiency specs, energy code paperwork/submittals, HERS and Passive House design (as-designed & as-built), required inspections and testing, and incentive administration. We do it all.
Do you perform the inspections and testing for HERS and Passive House?
Yes. Our team includes certified HERS Raters and Passive House experts. We perform required field inspections and testing and carry the project through certification and closeout.
How do you help us avoid delays?
We sequence modeling, paperwork, and inspections around your permit and CO dates, submit incentives early, coordinate with program reps, and maintain checklists by phase. Your PM has a single point of contact and clear deliverable milestones to keep everything moving.
Will you coordinate with our Architect/MEP? What if we’ve already done some work?
Yes. We regularly coordinate with design teams and can remove overlapping scope so you’re not paying twice.
How fast can you move? Do you offer rush?
We build around your schedule and can accommodate aggressive timelines. Rush is available (capacity-dependent) and may include an added fee to dedicate additional team members.
Who’s on your team and where are you based?
Our team includes Professional Engineers, HERS Raters, and Passive House experts, most of us are local to Massachusetts, with deep experience in the state’s energy code and programs.
Do you stamp drawings?
Stamping is available where required. We provide models, calcs, specs, and submittals, and can coordinate sealed documents per project needs.
What sizes of projects can you handle?
Everything from 4-unit buildings to 1,000-unit communities. There’s no multifamily project too large or too small within our scope.
Do you work outside Massachusetts?
Our focus is Massachusetts for speed and accuracy. If you have work in other states, reach out and we’ll advise or discuss availability.
What do you need from us to get started?
Whatever is available: drawings, schedules, code version, occupancy/sf, baseline specs, utility territory, and target dates. We’ll confirm a clean intake list on day one.
How do payments and refunds work?
We use a deposit with milestone installments tied to deliverables—so you have clear progress and guarantees. Deposits are refundable if work hasn’t begun. We don’t refund amounts already applied to completed work. If a permit or CO is delayed due directly to our error, we’ll refund or reduce our fees up to our profit margin at our discretion.
